Water
The property is supported by water rights including 2.0 CFS of the McNulty and 3.0 CFS of the Driscoll No.2 Ditch. Further irrigation water is provided by a 650 GPM uphill productive Irrigation Well approved by the district to irrigate 60 acres and no volumetric restrictions with a newly installed pump motor June 2021; a central solar driven stock well, storage, & tank serving both cross fenced pastures, three Artesian domestic/stock wells. A southern stock well & tank with windmill is on site but has been out of service.
The deeded 360 acres are fully fenced and crossed fenced in to two pastures of native grasses, sage and scrub upon mostly Luhon Loam & Schrader Sandy Loam with pockets of Garita Gravelly Loam and Garita Platoro Complex soils.
A Huge Asset to the Cook Creek Ranch is the roughly 2500 acre grazing lease about 5 miles to the south.
